New Commercial Roof & Replacement

Sometimes a commercial roof will need to be replaced entirely. Most quality roofs have a lifespan of 20 to 25 years. If you have an older commercial facility, your roof may be ready for a complete replacement. There are several different types of commercial roofing systems you can choose for your new roof.

Single-Ply Membranes

There are two main types of single-ply membranes in commercial roofing. Thermoplastic Polyolefin (TPO) and Ethylene Propylene Diene Terpolymer (EPDM). They differ in their chemical makeup, how they’re installed, and their energy efficiency.

  • TPO – White TPO is a durable, versatile, and cost-effective solution for both new roofs and re-roofing projects. It has minimal maintenance requirements, and it’s high UV reflective properties can dramatically reduce your energy costs for your facility. It’s 100% recyclable can qualify for tax credits due to its energy efficiency and green benefits.
  • EPDM – EPDM rubber roofing is lightweight and can cover your existing roof. This means no disposal of your old roof. The installation is fast and quiet. Because there are very few seams, the roof becomes watertight and prevents leaks. EPDM roofs can last up to 20 years.
  • PVC – PVC (Poly Vinyl Chloride) is a popular choice when it comes to single-ply roofing systems. They come in a variety of colors and are specifically engineered for strength coming in with a minimum breaking strength of 350 pounds per inch. Hot welded seams make PVC systems strong, durable, and watertight. PVC is chemical resistant and have a solid fire-resistance rating making them an excellent choice for commercial buildings and manufacturing facilities. A white membrane’s high solar reflectivity reduces AC loads for your commercial building. The lifespan is similar to other single-ply systems coming in around 20 years.

Why Get Your Commercial Roof Inspected?

You’re investing time in a roof inspection because you value your roof and your business. You need to know everything that needs attention or could need attention in the near future. A good commercial roofing contractor will take the time to give you a thorough report with pictures and explain what all of your options are from good, better, to best.

  • Interior System Inspection – Most people think a roof inspection should start on the roof, but that’s not always the case. You can learn a lot about a roof’s condition by evaluating the roof’s interior system. Looking for things like rust or water stains, structural defects, noticeable corrosion, and the type of mechanical fasteners from the roof deck are important. Identified roof leaks should be examined from inside the building.
  • The Building Envelope – Before looking at the roof’s top deck, we conduct a general inspection of the building envelope. Out of the ordinary defects like pre-cast panels tilting or cracks in building features around corners and window openings may be evidence of structural movement or problems.
  • Rooftop Inspection – A close inspection of the rooftop begins with a general survey for any debris, standing pools of water, signs of abuse or wear and tear. These can all be indicators of long-term issues. Once the general survey is complete, we examine your roof perimeter as that’s where most leaks and roof issues occur. After the perimeter, the roof’s main body is checked. If your roof has a membrane like EPDM, it will be checked for weak or damaged spots.
